Verified sites. Owners who already want a partner.
The hard part of a joint venture is rarely the build. It is finding land with clean title whose owner wants to develop rather than sell. That is the list we keep.
Land that has already been checked
The title is already searched
Every JV site has been through the same verification as our sale listings — title at the registry, survey matched to the beacons, site inspected.
The owner wants a partner
These are not cold approaches to landholders who may or may not sell. The owner has listed the land specifically to find a developer.
The terms are stated upfront
Each listing says which structure the owner is seeking and what they expect a partner to bring, before you spend time on it.
Not on the open market
JV sites are published to developers and financiers only, not in the retail inventory. You are not bidding against the general public.
What goes into an expression of interest
Four things, against a specific site. The landowner sees every expression of interest, so a concept written for their land reads very differently from a brochure.
Who you are
Company name and RC number, so the landowner knows which entity is proposing.
What you would build
The proposed development concept for that specific site — not a general capability statement.
What you propose in return
The JV structure you are offering: equity share, revenue share, profit share, or sale after development.
Your track record
A summary of comparable schemes delivered. This is what we weigh when shortlisting.
From listing to completion
A site is published
The owner has listed it and we have verified the title, the survey and the site. The listing states the size, the owner’s estimated value and the terms sought.
You submit an EOI
Your company, your concept for that site, the structure you propose and your track record. Several developers may express interest in the same site.
We shortlist
We review every expression of interest and shortlist the credible parties. The landowner is notified of each one as it arrives.
We introduce you
Shortlisted parties are introduced to the landowner directly. From that point you negotiate with them, not through us.
You complete and we invoice
On completion you notify Landstake and we invoice 5% of the agreed land value. A Certificate of Introduction is issued on payment.
Expressing interest is free, and so is the introduction. 5% of the agreed land value falls due only on completion, invoiced by Landstake and payable by the developer or financier.
