Property Services

You have the land. Find the partner who builds on it.

Land that sits undeveloped earns nothing and costs you to hold. A joint venture turns it into a stake in a finished scheme, without you selling it or funding the build.

The Terms

You choose the partnership you want

You say what you are looking for before anyone approaches you, so the developers who come forward already know the shape of the deal.

Equity share

You take a share of the completed development and hold it.

Revenue share

You take a share of sales or rental income once the scheme trades.

Profit share

An agreed split of the development profit when the scheme completes.

Sale after development

The land is sold on once built out, and you take your share then.

What You Provide

Four things, and the documents behind them

The land itself

Size in square metres, the LGA, a GPS pin and your own estimated value — the figure brokerage is later calculated against.

Title and survey

Title type, the registry reference and the survey plan number, with the documents uploaded for verification.

The terms you want

Which structure you are seeking, what should be built — residential, commercial, mixed or industrial — and what you expect a partner to bring.

What you bring

The land, plus any planning or building-plan approvals you already hold. Existing approvals make a site considerably more attractive.

Photographs

A minimum of five site photographs is required, with a GPS pin. Developers assess a site on what they can see of the access, the terrain and what surrounds it.

How It Runs

From your listing to an agreed deal

01

You list the land

Details, title and survey, the terms you are seeking, at least five site photographs and a location pin. A ₦150,000 verification fee applies, as on any Landstake listing.

02

We verify it

Title searched at the registry, survey matched to the beacons on the ground, site inspected. Review takes 5 to 7 business days.

03

Developers come forward

Your land is published to developers and financiers — not to retail buyers. Each expression of interest is passed to you with the partner’s concept and track record.

04

We make the introduction

We shortlist the credible parties and introduce them. From there you negotiate directly, on your own terms.

05

You agree a deal

Brokerage of 5% on the agreed land value is paid to Landstake by the developer or financier. You pay nothing further.

What it costs you

₦150,000 verification fee at listing. That is the whole of it. The 5% brokerage on the agreed land value is paid by the developer or financier on completion — the landowner pays no brokerage.

Land Owner FAQs

What landowners ask first

Am I selling my land?
No. A joint venture is a partnership, not a sale. There is no buyer, no purchase price and no escrow. You keep a stake in what gets built, on whichever structure you and the partner agree.
What does it cost me?
A ₦150,000 verification fee when you list, the same as any listing on Landstake. Nothing after that. Brokerage of 5% on the agreed land value is paid by the developer or financier on completion — never by you.
Will my land be advertised to the public?
No. JV listings go to a developers-and-financiers section, separate from the plots retail investors browse. Your land is not on the open market while you look for a partner.
Can I talk to more than one developer?
Yes. Multiple expressions of interest are allowed and you are notified of each one. We shortlist the credible parties; you decide who to take forward, and you are free to decline them all.
Does Landstake negotiate on my behalf?
No. We verify the land, publish it, review the expressions of interest and make the introduction. The commercial terms are yours to negotiate directly with the partner.
What if there is a problem with my title?
A JV listing goes through the same verification as any other. If something is wrong we tell you exactly what it is, and in many cases it can be resolved. Nothing is published until it passes.
