Four questions every report answers
The title is genuine and registrable
A solicitor searches the title at the Lagos State Land Registry and confirms it stands in the seller’s name.
The survey matches the ground
The survey plan is checked against the beacons on site — coordinates matched, boundaries confirmed.
Nothing is hanging over it
Government acquisition, litigation and other encumbrances are checked and reported, not glossed over.
The land itself is described honestly
Access, terrain, occupancy and flood or environmental exposure are disclosed before anyone commits.
From request to report
Send the documents
The title document, the survey plan and the location of the land. We tell you if anything is missing before we start.
Choose the report
Desk search, or search plus a physical site visit. Charged per land title.
We verify
A solicitor searches the registry; where you asked for it, a registered surveyor attends the site and photographs it.
You get it in writing
Verified or flagged, with the search reference, the surveyor’s report and the encumbrance position stated plainly.
What the document in front of you means
Four titles turn up again and again in Lagos land deals. They are not interchangeable.
Certificate of Occupancy
The state’s grant of a right of occupancy over a specific parcel, for a term of years.
Governor’s Consent
Required when land already under a C of O changes hands. Without it, a transfer is unperfected.
Registered Gazette
Publishes land excised from government acquisition back to a community, establishing its right to deal.
Government Allocation
Land allocated under a state scheme, typically by letter of allocation, with a conversion path to follow.
